Next week, shareholders of the problem house “Svey” will see their apartments on Chetaev Street

The apartments had screed floors, plastering, and heating.

(KZN.RU, March 20, Alsu Safina). The construction work has been fully completed in the house №4 on Chetaev Street in Kazan. Next week, the shareholders will be able to visit the object and see their apartments. Along with this, technical issues will be resolved that still hinder the delivery of the house. This was announced by Azat Nigmatzyanov, the first deputy head of the Executive Committee, at the weekly meeting.

The firm “Svei” planned to start building high-rise building №4 on Chetaev Street for 130 apartments back in 2009. However, these terms have been repeatedly shifted in the company of Rashid Aitov, as well as the deadlines for delivering the house in 2012, 2013, then in 2014 until the work on the almost unfinished house stopped. In 2018, the company “Briz” took over the completion of the project.

Today, Azat Nigmatzyanov, the first deputy head of the Executive Committee, delivered long-awaited news to the shareholders who came to the meeting at the construction site. From next week, they will be able to see their apartments, make comments and suggestions to the contractor. The admission to the object will be carried out according to the lists that the contractor will be provided by Andrey Urlukov, the competitive manager of the OOO “Firma Svei”. Speaking with shareholders, Azat Nigmatzyanov drew attention to the fact that apartments would be rented at the stage of readiness specified in their agreements. Andrey Belyakov, the director of the contracting company OOO “Briz”, clarified that the apartments had screed floors, plastering, and heating.

To bring the moment of delivery of the house closer and prepare all the necessary documents, the developer has determined the management company. Thus, the management company has to resolve the issue of supplying electricity using a permanent scheme and others in a week.

However, there are a number of technical issues. Specialists of the Inspection of State Construction Supervision of the RT made a number of comments, in particular, regarding the water supply. The existing water supply is sufficient, but its capacity is not enough for firefighting. Looping of networks are necessary, and for this 240 m of the water conduit need to be laid. These works were not included in the initial estimate. Azat Nigmatzyanov asked Ivan Novikov, the executive director of the Republican Foundation to support persons affected by the actions of unscrupulous developers, to provide additional funding for connection to the “Vodokanal”. In the near future, the water line will be looped. The first deputy head of the Executive Committee emphasized that a looped water line would solve the problem of the entire micro-district.

One of the representatives of the initiative group of shareholders Razil Karamov wondered if the unfinished improvement of the local area would not prevent the delivery of the object. “Small architectural forms are being installed. There is a problem with the laying of the second layer of asphalt. It is better to do this when the frost goes away”, Azat Nigmatzyanov clarified the situation. “We are discussing this in Gosstroinadzor”.

“As soon as we’ll clear all the questions, we’ll approach the delivery of the house. The first step will be the permission to deliver it, and the second one so that all the papers will be in the Cadastral Chamber. After that, through the arbitration manager, you will be able to register the property”, said Azat Nigmatzyanov.

The works are also nearing the final in another long-term construction project of Rashid Aitov: the house for 320 apartments in Chistopolskaya Street in the 68th quarter. The facility was to be commissioned in 2012, but construction work was stopped due to the bankruptcy of the developer. The house is also being built by the company “Briz”.

On the first block, the installation of electricians and plumbing has already been completed, finishing is now underway. The works on the facade are going on according to the schedule, they will be finished by May 1.

The old ventilation facade in the second unit is being dismantled from March 5. It was not properly mounted, in some places the frame of the facade constructions is literally hanging on the ropes. All these violations of technological standards will be eliminated.

In addition, this unit completed heating and plumbing. “In the basement, the replacement of the cold water pumping station remains,” said Andrei Belyakov. Recall that the completion of the house is also engaged in "Breeze". Painting works are carried out in parallel, the equipment for the distributing device is installed, the installation of a new air suppression system is completed, the commissioning of roof fans is completed.

The director of the “Briz” talked about outdoor work. The transfer of sewage discharge is being carried out. In the near future, they plan also laying of water supply networks on Chistopolskaya Street, the project has already been agreed with the “Vodokanal”. Andrey Belyakov reported that a preliminary draft of improvement of the local area was sent to the Department of Architecture and Urban Planning.

Marat Samigulin, the head of the Capital Construction and Reconstruction Office, representatives of network organizations and city services also attended the meeting.
